Gutters in Lakeway and Bee Cave

Lakeway is two housing stocks. Old Lakeway along Lohmans Crossing and around the Lakeway Resort is 1970s–80s: single-story and split-level homes on lots that fall away toward the lake, with original gutters or none, and a lot of live oaks. Rough Hollow, The Hills, Flintrock Falls, Serene Hills and the Bee Cave communities of Spanish Oaks, Falconhead and Lake Pointe are 1990s to new: large two-story custom homes, hip roofs with a dozen corners, and increasingly standing-seam metal.

What both have in common is the ground. This is the Edwards Plateau, and there's rarely more than a few inches of soil over the rock. A downspout that discharges at the corner of the house doesn't soak in; it runs, takes the mulch with it, and finds the lowest point, which on a hillside lot is usually a patio, a pool deck, or the house below. Drainage is half the job here, and we treat it that way.

The Lakeway problems we see most

Metal roofs overshooting the gutter. Water leaves a standing-seam roof fast and flat. A gutter hung the way it would be under shingles catches half of it in a storm. We rehang lower and forward, upsize to 6-inch, and use fascia hangers so nothing goes through the panels.

Big roofs on one downspout. A two-story in Rough Hollow can put 1,200 square feet of roof onto a single back run with one 2x3 downspout at the end. It overflows at the far corner in every May storm. A second downspout and a 3x4 upsize is $200–$350 and the most common repair we do off Highway 71.

Hillside runoff. Where the lot slopes, we run rigid extensions or a buried line to a pop-up emitter downhill of the hardscape. On rock this is trenching work and we quote it after seeing the ground. The drainage page has the options.

Old Lakeway originals. The 1970s homes near the golf courses often have sectional aluminum or galvanized steel that has rusted through at the bottom. Those are replacement jobs, and the fascia at the corners usually needs a board or two.

Can you fix gutters that a metal roof shoots water past?

Yes, and it's one of the most common Lakeway calls. The gutter is hung too high or too far back for the speed water leaves standing-seam metal. We rehang lower and forward, usually upsize to 6-inch, and attach to the fascia rather than through the roof panels. It's a repair, not a roof job.

Do you charge extra to come out to Lakeway or Bee Cave?

No. Lakeway and Bee Cave are inside our normal area, pricing is the same as Austin, and estimates are free and good for 30 days. Steep lots that need extra ladder setup are priced on the estimate, not added afterward.

Where should downspouts drain on a hillside limestone lot?

Onto something that can take the surge without eroding: a gravel bed with a drain, a buried line to a pop-up emitter downhill of the patio and pool deck, or a cistern with a real overflow. Never onto bare soil over rock at the corner of the house. We look at the slope before we quote.
